What are the Advantages of a Triple Net Lease (NNN)?

There are several advantages of investing in a triple net lease investment properties.

First, the triple net lease (NNN) agreement provides the real estate investor with a very predictable, long-term rent (revenue) stream. The real estate investor receives the net cash flow each month (i.e. net of expenses).

Second, since there are no investment property expenses (property taxes, maintenance, or insurance) to be deducted from the rental or lease payments, the income stream is not impacted by future increases in real property operating costs and expenses.

The real estate investor will enjoy a high degree of income security and should expect to have additional lease rental increases over time as a hedge against inflation, subject to the credit worthiness of the triple net lease (NNN) commercial tenant and the terms and conditions of the triple net lease (NNN) agreement.
